Being a top agent in the Boston Metro area, I work with a lot of great people which leads me to getting a lot of great questions! Today one of my clients asked me this fantastic question and below is my response.
HIS QUESTION: What makes a strong condo association and what is the potential to get hit with surprise payments (e.g. if the building needs a new roof is it taken out of the fee or are we charged extra, etc.)?
MY ANSWER: The “strength” of a condo association in Boston is generally seen through the amount of reserves a building has and the shape the building is in. These two factors tell a prospective buyer how the property is managed and if money is wasted or being mismanaged.
The “surprise payments” are known as special assessments. These special assessments are best spotted by looking at the condition of the building. An example of this would be a home inspector looking at the roof or looking at bricks to see if they need repointing. These major capital improvements would be passed on to the owners if there are not enough reserves or if the members of the condo association feel it best to get the payments from the owners and not wipe out all of their reserves. A question we ALWAYS ask when buying real estate in Boston is if the current owner knows about any special assessments. By law they are required to tell us if we ask (Mass is one of few states that does not require a seller to fill out a home inspection).
